Dorchester County Recording Requirements

Dorchester County has important pre-recording rules for properties within its incorporated municipalities. If a property is located in Brookview, Cambridge, Church Creek, East New Market, Eldorado, Galestown, Hurlock, Secretary, or Vienna, the deed must first go through the applicable City or Town Hall before the clerk can record it. For properties in Cambridge, contact Cambridge City Hall at (410) 228-4020. This municipal pre-recording step is separate from the Finance Office visit for taxes. You need both municipal approval and tax clearance before the clerk accepts the deed.

As of October 1, 2025, Dorchester County enforces strict document formatting rules. Deeds must use a minimum 8-point black typeface on white paper. The first page must have a 3-inch top margin to leave room for recording stamps. Every page must have at least 1-inch side margins. Documents that do not meet these standards face a penalty of three times the normal recording fee. If you are preparing a deed for recording in Dorchester County, check these requirements carefully before submitting.

Maryland Real Property Article Section 3-104 governs deed acknowledgment requirements across the state. Every deed must be notarized before the clerk can record it. A Maryland Intake Sheet is also required with every recorded document. The Maryland Courts legal help page explains the intake sheet requirement and has links to the current forms.

Note: The triple-fee penalty for non-compliant documents in Dorchester County has been in effect since October 1, 2025. Always check margins and font size before submitting.
